Job Title:                                  Refurbishment Site Manager

Reports to:                             Contracts Manager  

Accountable to:                   Contracts Manager  

Salary:                                     £34,000 - £38,000 Plus Company Vehicle and fuel card  

Job Purpose:                          

To take responsibility for the daily site activities of refurbishments projects and to oversee associated construction teams. To provide a quality product efficiently, safely and professionally; within set budgets and agreed timescales to the Evolution standards. To provide high standards of customer service and to assist the contracts manager were needed.

 

Responsible for:                     

Working Foreman, Site Operatives, Sub- Contractor Labour, Site Labours and Apprentices

 

Scope:                                    

The General Build department of Evolution is responsible for the companies refurbishment activities which will vary for time to time but mainly include, kitchen and bathroom replacements, void refurbishment works, communal area refurbishment works and adaptions of properties in social housing, assisted living and care home settings.

The department ensures the company’s policy’s on health and safety and the requirements of Health and safety legislation are met and safe working practices are actively encouraged.

The job holder is required to liaises with other departments, particularly commercial on a regular basis, to review ongoing projects and plan new project due to commence.

 

Key Responsibilities:              

 

1.     Project Planning

 

  • Manage the construction programme and communicate with the Working Foreman, Site Operatives, Sub-contractors, Site Labours and Apprentice’s to ensure key dates are maintained. 

  • Liaise with the commercial team to ensure all materials are called off in a timely manner

  • Co-ordinate sub-contractors and utility companies

  • Ensure that progress is recording is up to date and report to the contracts manager in weekly report

 

2.     Quality

 

  • Monitor and inspect quality and presentation to ensure that the highest standards are being achieved and encourage continuous improvement

  • Ensure that Key Stage Inspections are being carried out as required, monitor and record inspection on site audit pro and included in weekly report

  • Assign defect to relevant operatives or sub-contractors for rectification monitor, record and report when complete

 

3.     Leadership

  •  Motivate, support and guide the site team

  • Recognise and encourage excellent performance

  • Ensure that sub-standard performance is identified and remedied early via training, support (improvement plans) or disciplinary action as appropriate

 

4.     Customer Service

 

  • Ensure full understanding of the tenant’s circumstances and be respectful while working in their property

  • Monitor customer survey results and take appropriate action if required

  • Encourage the site team to reach Zero Defects on handovers

 

 

5.     Meetings

 

  • Chair the following meetings: (i) Monthly sub-contractor meetings

  • Attend the following meetings: (i) Internal Project Review Meeting; (ii) Client inspection and handover meeting

  • Attend the following meetings where needed: (i) Cost value report meeting; (ii) Variation Order meeting

  • Take the lead on site when the CM or director visit are taking place

 

 

 

6.     Health, Safety & the Environment

 

  • Comply with responsibilities as laid down in Evolution’s Health, Safety & Environment Policy and ensure compliance from the site team

  • Carry out weekly inspections

  • Continuous monitoring of HS&E on the development

  • Ensure that all relevant HS&E paperwork and inspections are completed fully and on time

  • Accompany the HS&E inspector or Contracts Manager on their site inspections

  • Ensure that the Construction Phase Health, Safety & Environment Plan site RAMS are up to date

 

7.     Waste Management

 

  • Responsible for monitoring Evolution’s waste management policy on their projects and ensure compliance from the site team and the sub-contractors

Effective working relationships are an essential part of daily working life. This role requires the job holder to be a strong team player and team builder to ensure all targets are achieved.

Internal:                                    

Colleagues within evolution, maintaining an affective working relationship with the commercial team and site team is essential to achieve company targets and ensure the highest levels of customer satisfaction. 

External:                                  

Build a good working relationship with: the client, Tenants, Sub-Contractors, Suppliers, Purchasers, Building Control Inspectors, Health & Safety Executive, Consultants
